VALUATION GUIDELINES AND FEES

Valuation is the art of ascertaining the fair market value of property or asset. Chartered surveyors and registered valuers with extensive experience in the field of property and asset valuation staff our valuation division.

Our experience includes valuation of commercial and industrial complexes, hotels, resorts, golf course, township developments, plantations, timber concessions, quarries and mines, residential agriculture, marinas and ports.

We also offer appraisal services for plant & machineries such as palm mills, all types of machineries, ships and power plants.

Valuations are needed for the purposes of mortgage loan a well as special purpose such as for rental renewals, sale and purchase negotiation, rating appeal, land acquisition appeal, litigation and submission to Foreign Investment Committee and the Securities Commission.

Procedures

In order for us to act as your valuer, we first need to know you and particulars of the subject property. The Appointment of Services form or A-Form is available online for your convenience.

As soon as we receive the form, we will contact you for further details such as copy of titles, or copy of Assessment Receipt or copy of quit rent receipt or copy of building plan or copy of CFO or copy of Sales & Purchase Agreement or copy of previous valuation report.

Once the details are complete, we will carries out physical inspection of the property and of its surrounding. We also investigates the legal interest and title condition to see how its use and marketability is affected. Where relevant, we will checks for planning and development policies and proposals and other regulatory measures to assess the use and feasibility of its development potential. We then analyses all collated information to arrive at final value conclusion.

The duration depends on the location of the subject property and also the purpose of valuation. For standard property, located within Johor Bahru District, the report will be completed within 10 working days.

Valuation Fees

According to the guidelines under 7th Schedule Valuers, Appraisers and Estate Agents Act, 1981, the scale of fees are as follows:-

Capital Issues and Plant and Machinery Valuations

            3/8   % on the first RM100,000

            3/10 % on the residue up to RM2 million

            1/4   % on the residue up to RM7 million

            3/16 % on the residue up to RM15 million

            3/20 % on the residue up to RM50 million

            1/20 % on the residue over RM50 million

Minimum Fee : As above, but may be subject to a maximum discount of 30% and a minimum fee of RM2,000 per case.

Other Capital Valuations

1/4   % on the first RM100,000

1/5   % on the residue up to RM2 million

1/6   % on the residue up to RM7 million

1/8   % on the residue up to RM15 million

1/10 % on the residue up to RM50 million

1/25 % on the residue over RM50 million

Minimum Fee : As above, but may be subject to a maximum discount of 30% and a minimum fee of RM300 per case.

Rental and Rating Valuations

7 % on the first RM6,000 of Annual Rental

4 % on the next RM12,000 of Annual Rental

3 % on the next RM24,000 of Annual Rental

2.5 % on the next RM120,000 of Annual Rental

1.5% on the next RM1,000,000 of Annual Rental

1% on the residue over RM1,000,000 of Annual Rental

Minimum Fee : As above, but may be subject to a maximum discount of 30% and a minimum fee of RM300 per case.

Mass Valuations for Local Authorities

RM45 per holding for the first 30,000 holdings

RM40 per holding for the next 20,000 holdings

RM35 per holding for the balance

The above fees are inclusive of all costs, except for the additional claims for attendance at objection meetings and judicial hearings. 

         * All fees are exclusive Disbursement and 5% Government Service Tax.
