Brokerage Procedures, professional fees and guidelines.

Colliers, Jordan Lee & Jaafar is registered with the Malaysian Board of Valuers & real estate agents to carry out real estate brokerage. Our wide network of local contacts coupled with our Colliers global network ensures that our listings receives maximum exposure.

Procedures
In order for us to act as your agent for the sale or lease of your property, we first need to know you and particulars of the subject property. The Listing Form is available online for your convenience.

As soon as we receive the form, the information will be directed to our Valuation Division to ascertain the Open Market Value or the Prevailing Rental Rate for the property. (No charges for ascertaining the value) We will inform you of the market value or rental rate once it has been ascertained.

We can only act as your agent if your asking price or rental is within reasonable range of our ascertained value. If this is agreed, we will sent you a document authorizing us to act as your exclusive agent for a period of between three months to a year. The duration depends on the size and marketability of the property.

Due to our company policy of assigning at least one property executive to handle the marketing your property full time, we are unable to accept open listings. When we are appointed as your real estate agent, we ensure that maximum effort is put into our professional work.

Agency Fees
According to the guidelines issued by the Malaysian Board of Valuers and real estate agents, we are to use the following scale of fees:

Sale of Property

Land and Buildings
i)     3% on the first RM500,000
ii)    2% on the balance over RM500,000

Chattels including Plant & Machinery
i)    10% of the proceeds

As above, but may be subject to a maximum discount of 30% if the sale price of the property exceeds RM20 million.

The above scale applies to any sale or purchase by way of private treaty, tender or any other mode of disposal or acquisition.
